The condenser units on the roof appear to be undamaged, but there are issues with the air conditioning units in individual apartments. The board is considering arranging an inspection and repair of the units by American Mechanical at the owners' expense. Alternatively, owners are welcome to address the issue themselves.
Power was out for a few hours while FPL addressed an issue with our building's transformer. We have power once again.
Summit will come out today to verify the wiring. There is a link on this page (to the right) to give you tips on resetting your equipment once they have "turned on" the building. FPL worked on our electrical system today. After evaluating the transformer and meters, they were able to restore electricity to the building.
Hickory Blvd is now open to the public, as confirmed by the Bonita Sheriff's Office. However, be aware that there are some rough sections along the road, so please proceed with caution.
We're currently without electricity according to the latest report. All the refrigerators have been checked and the perishable items have been disposed of. Hickory Blvd remains closed.
Roof There was slight damage to the roof, and the HVAC line hood covers blew off. Today, Vinny, Bill, and Dirk worked on the roof to cover the lines in anticipation of tonight's rain, hoping to prevent leaks. Electrical The Electrical Room and Elevator rooms are dry. Florida Power and Light is hard at work on The Substations and will soon transition to the next phase of the recovery process. We've reported our outage to them, and now it's a waiting game. Even though our transformer hasn't been inspected by a professional electrician, a layman's inspection suggests that it's in good shape. Water and Sewer Today, a couple of owners tested the water in their unit by turning it on and flushing the toilet, and both functions worked properly. Refrigerators We anticipate that the building will be without power for at least several days, so we will need to empty out the refrigerators. If you have any concerns about this plan, please contact me at [email protected] as soon as possible. Trash The trash cans are now under the trash shoots so we will be able to utilize them. Plan for tomorrow Once Hickory Blvd is cleared, we will have an electrician test the electrical room and transformer. Additionally, an HVAC technician will check the condensers on the roof. We also have another contractor coming to start removing debris and sand from our property. Unfortunately, we don't have enough information at the moment to provide any estimates. We'll keep you updated as soon as we have more details.. We had a couple of people walk to the building and start assessing the damages.
At first glance, water and sand are visible in the first-floor units. Some doors and windows collapsed under the force of the water and wind Second-floor units have some water and sand. We will check for further damage going forward. It looks like the pavers have been damaged, but hopefully, we can salvage some of them. We do not have power, and as a result, our elevators are not operational. The roof seems in pretty good shape. We have lost the caps that cover the AC unit lines. As soon as the road clears we will address this issue. The Board of Directors is currently prioritizing issues that impact the entire building. At the moment, they are unable to inspect each individual unit. Their primary focus is on the building's electricity and water systems. It's essential that we have our electrical room inspected and evaluated for any damage before FPL can restore power. We are optimistic that we will pass the inspection and have our electricity restored soon. The board is also preparing yet another insurance claim. In order to expedite the recovery of our building and individual units, we all need to contribute. Unit owners are responsible for addressing issues within the walls of their unit. 1. Inspect your unit 2. check for water leaks 3. Identify and document any and all damage including taking photos 4. Clean up any water inside your unit. 5. Clean out your refrigerator and freezer. 6. If you are able to clear debris from the walkways and stairs Each owner will lneed to take responsibility A few people have provided information about our condo. We believe the water level was about 4 feet. We have also received reports of water on the first floor.
None of the reports have been confirmed. I will post more information as it becomes available. Currently, Hickory Blvd is blocked, and cars are not being allowed through to check on our building.
We experienced a power outage around 7:00 last night, and unfortunately, it's still not restored. We eagerly anticipate one of the Board Members walking to the condo to provide us with an update. Danger! Multiple tornadoes have been sighted in our area. Seek cover now to stay safe.
