RemodelinG Guidelines

Complete the Architectural Control Form and submit it 30 days before starting work. All work must receive approval from the Board of Directors. This document can be found on the Forms tab of this site.

Provide the following information
  • Name of Companies Performing Work and their Certificate of Insurance
  • Copy of the Occupational License and a copy of necessary Permits
  • Diagrams of modifications drawn to scale.
  • Completed Architectural Control Forms 
 You are responsible:
  • To protect our elevators during the remodeling process, please follow these guidelines:
    - All removals and deliveries must utilize the north elevator, as it is larger than the south elevator.
    - Before any deliveries or debris removals, please place furniture pads in the north elevator.
    - At the end of each day, ensure that the furniture pads are removed.
    - Please note that you are responsible for any costs related to the removal of items from your unit. This includes, but is not limited to, old wood, cabinets, boxes, furniture, appliances, and mattresses. Additionally, these items cannot be disposed of in our regular dumpster.

When can work be done at the building 

Service calls, repairs, and construction work are permitted only between 9:00 AM and 5:00 PM, Monday through Friday. They are not allowed on weekends or holidays, except in emergencies such as plumbing, electrical, or HVAC issues.

  
Please note: YOU MAY NOT move the location of the toilet in the guest or master bathrooms nor any common pipes in the walls.

Hurricane Protection: You are required to maintain hurricane protection up to the exterior wall of the lanai. Both white roll-down shutters and white-framed hurricane glass are acceptable options. 

Please note that there are drain holes located on the floor of all lanais. Ensure these drain holes remain unblocked when replacing shutters or modifying the floor.


FLOORING

Both interior and exterior flooring surfaces require specific underlayment products.  ​
 Interior Flooring:  You must use an underlayment on floors 2-8 
Please ensure your installer is using an approved underlayment.  The underlayment should go under all interior non-carpeted floor surfaces (tile, wood, laminate, etc.).  Casa Bonita I requires:  PROFLEX SUPER SIM-90 or Super SAM 125, click button for specifications.  

NOTE: CB1 no longer accepts Pro-Flex® 90

Proflex
LANAI FLOORS: 
​Lanai floors are constructed to pitch water to the outside (beach side).  If you are planning to add, replace, or modify the floor to your lanai, please insure with your contractor that the pitch level is correct to shed water to the outside to prevent water pooling on the floor.  There are drain areas on each lanai that cannot be blocked when replacing storm shutters or flooring.  No low point or swale where water can pool and permeate through the grout.  Exterior Protection: Prior to laying new flooring on the Lanai you must ensure your contractor applies a waterproof membrane directly to the concrete prior to any flooring.  Casa Bonita One requires:
 RedGard® Waterproofing and Crack Prevention Membrane, click button for specifications.

DOORS and LOCKS: 
​Keypad deadbolt AKA touchscreen. Must be Satin Nickel in appearance and it must work with a Schlage Everest C145, 6-pin Key lock cylinder. (keyed to your unit key and our master key). 

Electrical:
Note: Please provide the following information to your contractor.  The electrical service for each unit is 
125 AMPS.  
 
WATER HEATER: 
New water heaters must be installed with a pan under the tank and replaced every 10 years.

 
DUMPSTER:

​Contact our Property Manager if you plan to use a "dumpster."   
  • You must obtain permission from The Board of Directors to "park" a dumpster on our property. 
  •  Any expense incurred due to City/County code changes will be the responsibility of the applicant.
  •  CB1 trash shoots and dumpsters are not to be used for renovation debris.

Utility Access Panels are required.
NOTE: to help us locate the source of water leaks in the building, please install a utility access door in your bathroom over the toilet (for more information please contact our property manager).
