ELECTRICITY

Unfortunately, the electricians were unable to complete their work in the electrical room.  They will return next week.  Every owner in the building has re-established their account with Florida Power and Light.  SO, we are READY. 

We hope the electricians finish their work at the first of the week and we are able to get back on the inspection list.


We are ALL eager to start rebuilding our little slice of paradise.

Electricians at work

This room is locked at all times unless there are workers on-site.  Each night Kevin checks to make sure the door is closed and locked.  

The Electricians are working 6 days a week to finish the electrical work for our building. We had damage to conduit on the first and second floors so, they pulled new wires to individual units.  This work was done over the last few weeks to avoid any further delay for electricity for our building. 

What is next?  Lee County will inspect
the electrical work. 

Then?  Florida Power and Light will install unit meters. 

​AFTER ALL OF THIS, WE WILL TURN ON THE LIGHTS.

The Roofers are in the process of removing and replacing damaged roofing and concrete.  They are working hard and happy to have cooler weather.

Shutters

Requirements if you replace your shutters:
  1. They must be rolldown shutters
  2. The shutters must be category 5 rated.
  3. If shutters are electric, they must have a manual override.  This storm made us realize how important it is to have this override function. If we lose electricity, we must manually open shutters to ensure air movement in each unit. 
  4. Please check your shutters and make sure they are working, and you are able to crank them open, before the start of the 2023 hurricane season.
 
YOU MAY INSTALL impact Glass in place of shutters but remember you must install them at the end of your lanai.  You must have protection for your lanai.

Our property was a swarm of activities this week. Kelly roofing has been loading products on the roof.   We will have a new roof before you know it.

Condensing units are on the Roof

All 55 Condensing units are on the roof.  The HVAC company brought in a huge crane and put all the new units on the roof.  They also removed all of the damaged units.   They have already connected units for the 01 and 02 stacks and started on the 03 stack on Thursday.  They should get all of them connected very soon.

rED TIDE

Remember the beach is not open.  It is not safe to swim or even walk in the water. 

Over the past week, the red tide organism Karenia brevis was detected in 171 samples from and offshore of Southwest Florida. The test show red tide in Charlotte, Lee and Collier Counties. 

We are starting to find dead fish on the beach.

Summit Broadband

Due to the damage in the wiring room, on the first floor, all of the equipment had to be removed.  Summit Broadband's fiber was also compromised and had to be removed.  The Summit BB Construction Coordinator has removed all of equipment and fiber in the mechanical room.   Eventually the fiber to each unit will be removed and replaced with new fiber.

The Roofing company will soon begin to replace our temporary roof with a permanent one.  As you see they have taken the first step by placing a crane lift at the north end of the building.  Next week they will get supplies and equipment situated on the roof.   They do not plan to work for a couple more weeks, but they want their roofing supplies in place and safe from vandals until they are ready to begin.
