Cleaning our parking lot

Today, two earth movers are in the process of clearing the sand and debris from our parking lots in front of our building and our spaces in front of Casa Grande. The required work will take a couple of days, but we expect the parking spaces to be available soon.

​Donnie and Grayson have experienced the loss of all their furniture and personal belongings. The Federal Emergency Management Agency (FEMA) insurance stipulates that they must document the damaged items and keep damaged items until a FEMA adjuster has an opportunity to observe the damaged items. Consequently, this is the reason for the presence of debris under the carports. Many of us have been fortunate enough to have our units remain unharmed. Let’s embrace compassion and understanding during this time. We understand how important it is to keep things moving smoothly, and we genuinely care about doing so as efficiently as possible.

POWER

We have power in the building, but there is a mechanical issue with our transformer.  Florida Power and Light has us on the list and will replace the transformer next. It will take 1-3 hours to remove the damaged transformer and replace it with a new one.  I am sorry to say we DO NOT know when they will start.

Elevators
During the storm, both elevators were exposed to water and sand, causing them to work intermittently. This issue may persist until a more thorough assessment and servicing is completed. As a precaution, please remember to take your cell phone with you when using the elevator.

Construction Site
We have successfully weathered the storm, although, unfortunately, we have encountered significant damage on the first floor. Our property is currently undergoing debris removal, with some pavers washed away in certain areas and other debris scattered around the building.

Be sure to remember this: We have sand everywhere.



​Air Conditioning
As of October 15, 2024, at 6:00 p.m. EST, all habitable units were equipped with functioning air conditioning, with the exception of 2 condo units. If you are the owner of one of those units, you have already been notified.


Rest assured, there are no guarantees that the air conditioning will last forever, but we received some encouraging news as of yesterday.

Parking
Please be aware that the parking lot is currently partially covered with sand, leaving very limited space for cars. The majority of the parking spaces are currently being used by workers and board members who are collaborating with contractors. We have made arrangements to have the parking lot cleared, but this process will take some time.

air conditioning

The condenser units on the roof appear to be undamaged, but there are issues with the air conditioning units in individual apartments. The board is considering arranging an inspection and repair of the units by American Mechanical at the owners' expense. Alternatively, owners are welcome to address the issue themselves.

A problem with power to the building

Power was out for a few hours while FPL addressed an issue with our building's transformer. We have power once again.



Summit will come out today to verify the wiring. There is a link on this page (to the right) to give you tips on resetting your equipment once they have "turned on" the building.

FPL worked on our electrical system today. After evaluating the transformer and meters, they were able to restore electricity to the building.
