- You must submit a change form (check the FORMS tab) to outline your plans for board approval.
Complete the Architectural Control Form and submit it 30 days before starting work. All work must receive approval from the Board of Directors. This document can be found on the Forms tab of this site.
Provide the following information
When can work be done at the building
Service calls, repairs, and construction work are permitted only between 9:00 AM and 5:00 PM, Monday through Friday. They are not allowed on weekends or holidays, except in emergencies such as plumbing, electrical, or HVAC issues.
Please note: YOU MAY NOT move the location of the toilet in the guest or master bathrooms nor any common pipes in the walls.
Hurricane Protection: You are required to maintain hurricane protection up to the exterior wall of the lanai. Both white roll-down shutters and white-framed hurricane glass are acceptable options.
Please note that there are drain holes located on the floor of all lanais. Ensure these drain holes remain unblocked when replacing shutters or modifying the floor.
Provide the following information
- Name of Companies Performing Work and their Certificate of Insurance
- Copy of the Occupational License and a copy of necessary Permits
- Diagrams of modifications drawn to scale.
- Completed Architectural Control Forms
- To protect our elevators during the remodeling process, please follow these guidelines:
- All removals and deliveries must utilize the north elevator, as it is larger than the south elevator.
- Before any deliveries or debris removals, please place furniture pads in the north elevator.
- At the end of each day, ensure that the furniture pads are removed.
- Please note that you are responsible for any costs related to the removal of items from your unit. This includes, but is not limited to, old wood, cabinets, boxes, furniture, appliances, and mattresses. Additionally, these items cannot be disposed of in our regular dumpster.

Both interior and exterior flooring surfaces require specific underlayment products.

LANAI coverage:
Before applying any floor covering, it's crucial to seal your lanai to protect the concrete and rebar. For your project, ensure you use RedGard Waterproofing and Crack Prevention Membrane. Thank you for addressing this step! |
Flooring Underlayment:
To help us all enjoy a peaceful living environment and minimize noise from footsteps and moving furniture, we kindly ask that you use underlayment for all non-carpeted floor surfaces, like tile, wood, and laminate. Thanks to recent advancements in technology, we have better options available that offer great protection for our building. We appreciate your cooperation! CB1 requires: PROFLEX SUPER SIM-90 or Super SAM 125. |
CONSTRUCTION DUMPSTER
If you plan to use a dumpster, please contact our Property Manager.
- You must obtain permission from the Board of Directors to place a dumpster on our property.
- Any expenses incurred due to changes in City or County codes will be the responsibility of the applicant.
- CB1 trash chutes and dumpsters are not to be used for renovation debris.
